ASSISTANT DIRECTOR OF
PHYSICAL PLANT/MAINTENANCE
The Assistant Director of Physical Plant reports to the Director of Physical Plant and assists in the management of related operations with specific duties as follows:
1. Assisting in the planning and scheduling of all maintenance mechanics;
2. Supervising assigned Plant Operations personnel in order to efficiently carry out scheduled and emergency work loads;
3. Participating in the hiring and evaluation of Plant Operations, maintenance, and mechanics personnel;
4. Maintaining records of work orders, equipment, supplies, employee absences, shift hours and overtime;
5. Coordinating with Central Facilities Management for the implementation of the college-wide “Maintenance Management Computer System
6. Maintains and trouble shoots HVAC systems;
7. Evaluate and diagnose building system equipment failures. Directs Plant Operations personnel or outside contractors in the repair mechanical equipment;
8. Implement computer PM programs and keeps equipment inventory and related records.
9. Will prepare budgets and cost estimates for repair/replacement of facilities equipment, and in-house construction projects. Will evaluate outside contractor proposals for equipment repairs. Will also assist in preparing annual budgets for Plant Operations;
10. Will order material and equipment for repair/replacement of equipment and in-house construction projects;
11. Perform other related duties as assigned by the campus Director of //Physical Plant;
12. Act as Director of Physical Plant in the absence of the Director and upon request of the CampusDean.
